Developer Plans 80,000-SF, Mixed-Use Project

MESA, AZ-With plans to develop 80,000 sf of industrial and office condominium buildings on the site, local developer Greenfield Airpark LLC has paid $1.6 million for 6.3 acres in Dover Industrial Park. Located at the northwest corner of Greenfield and McDowell roads, the land was sold by Phoenix-based Dover Associates LLC, owner of the 65-acre Dover Industrial Park. Greenfield Airpark LLC is planning to build four, 20,000-sf buildings, each designed with six or seven 3,000-sf condo bays, says Brad Davis, principal with Greenfield Airpark. He tells GlobeSt.com that the condos, which will have 16-foot clear heights and 15% office build-out, will start at $115 per sf.
Construction is scheduled to begin in May and completion is planned for November. "We like the access that the 202 freeway will provide to the area," Davis says.
Mesa's industrial vacancy is 1.8% for flex space so "there's a lot of demand for this kind of product," Davis says. "With the high-end homes around the area, people are going to want to locate their companies here."
Davis paid cash for the acreage, listed by Joe Isbell of Phoenix-based Daedalus Real Estate Advisors. Barry Booth of Phoenix-based GMAC Real Estate/SJ Fowler represented Greenfield Airpark.
